PNC Mortgage denied loan modification with no justification

Began the request for a loan modification at the end of May 2012 received their denial on September 5, 2012. I sent all information as requested in the original packet. I received multiple calls from different representatives requesting the same documentation over and over saying it would delay the process if they did not receive it, so I complied even though I had sent it to them already. I asked to speak to a supervisor on multiple occassions only to be told they were busy and would defintely call me back. They never did. They assigned me a personal representative who never returned any of my calls, Asia D. was her name. I have never been late for a payment but have been on a fixed income for 10 years and it has been difficult to keep up so I was just asking for a loan modification or HAMP or whatever else was available to help make payments easier. Very disgusted and frustrated with them because there were no specifics with the denial. They claim it was something in my credit report but there is nothing negative in it. They also claimed all investors did not approve it...no reason why or who the investors are. Who can I report them to?

I started a HARP process in December 2011. Sent everything in, even stuff I knew they weren't supposed to ask for, such as the bank loan papers on my commercial property.

I sent them anyway so they would not have an excuse. Every phone call they would raise the bar higher until I suppose waited them out and they could think of nothing else to ask for. This was May 2012 now, 6 months later. Finally they told me I did not qualify because I had been late on some payments in 2011.

Why couldn't they tell me that in December, so I could quality for a different program? I am hanging on by a thread and they still want to work with me, or so they say. Does PNC get Federal money for numbers on the books from applicants whether they help them or not? I'm beginning to wonder if the whole Making Home Affordable thing is just another way to make the banks get richer.

I'm still hanging in there because I have no other choices.

If you make your payments on time they think you don't have a hardship, and if you are late it disqualifies you from the program. :cry

Miserable service with PNC Bank

When RBC Bank was bought out by PNC Bank, what had been a pleasant banking experience turned into an absolute nightmare. I am 70 years old, and have banked in numerous states with very few complaints.

I have always maintained a perfect credit rating. I wish I had the time and space here to adequately describe the horrendous service, or lack therof, with PNC Bank. Unlike other banks, they do not accept nor reply to emails, so all issues must be discussed by phone for someone out of state. Through numerous phone calls, I was lied to by various agents, some telling me my accounts were closed as I had requested; others telling me no, they weren't closed.

PNC sent me numerous threatening letters concerning closed accounts.

I'm still not certain that my accounts are closed, though I have transferred funds to a more reliable bank. I urge everyone to stay as far away as possible from this miserable excuse for a bank.

Refinancing Scam

PNC Mortgage Sucks! If you have them refinance immediately with any other lender! I currently have an FHA mortgage with PNC. I called them in July to ask if I qualified for the new FHA Streamline mortgage program. They said that I did and calculated my new mortgage to be $180 less than my current payment. I was excited to hear this news. They have been supposedly working on my refinance since July. I emailed them last week, October 3rd, to see why this hasn't closed yet and they said they are still waiting for paperwork from the city where I live due to a downpayment assistance loan that has to be included in the refinance. I called the city this morning and they said they haven't received ANYTHING from PNC Mortgage and their portion only takes a couple of days. This refinance is due to close October 16th. I was looking forward to skipping a mortgage payment this month. Apparently all this time, July until today October 11th, PNC Mortgage has been doing nothing to refinance my FHA Mortage......I AM SO ANGRY!

PNC Mortgage

They do nothing but lie and try everything possible to foreclose. Due to a fied income and then finding out I have bladder cancer among other health problems.

I have been doing everything I can to keep my house which I've had for 26 years. PNC bought out RBC which has been nothing but a nightmare. Yes I did fall behing on payments but have been doing everything possible to make them. But all I get from PNC is lies onto of lies.

Seems like I can get somehing in the mail about everyday with what are you suppose to believe. Seems there main concern is to foreclose. I just sent in a payment and called to try and talk with them since the call on August 24 I was called a lier and told nothing but lies. So I decided to call again today and see if things could go any better still lied to and told that my payment that was mailed on August the 24 may mot be posted to the account since September is coming up.

???????????? I can't afford to refinace with another bank because of finacial situation. This bank is worst than the GOVERNMENT which is ***********.

What are people like me to do?? Please if you have any brains at all do not deal with this bank it will on ruin you in the end plus worst more than likely homeless.

THEY HAVE BEEN TRYING TO FORECLOSE ON ME SINCE 2008. DESTROYED MY CREDIT. I PRAY THEY DONT SUCCEED, ALL PRAYERS WELCOME, I WILL LOSE MY WHOLE LIFE'S WORK IF THEY DO. THIS BANK DOES NOT CARE ABOUT PEOPLE, OR WHAT THEY DO TO THEM.

EVEN THAT I MDE MY PAYMENTS, THEY JUST LIE, CANT GET AN ANSWER, EACH DEPT. HAS A DIRRERNT STORY, AN NONE MATCH UP. I HAVE ALOT OF EQUITY, SO I GUESS THAT IS WHY THEY WANT MY PROPERTY.

GOOD LUCK TO ALL WHO HAS TO DEAL WITH THIS BANK, THEY WILL NEED IT ! :sigh

Stop making any payments. Once you have missed several payments you go into foreclosure.

You're intermittent payments will not keep you out of foreclosure and you are just giving them your money. Keep trying to do a mod, but don't give them anymore of your money. You are better off saving it for the time you may actually have to lose your home. It stinks, but again, your casual payment will not keep you out of foreclosure and will not make them more considerate of your situation.

I am in the same situation with having lost my job and having gone thru double mastectomy.

My attorney advised me that I am just making them money. It's not fair because you are honest but it won't help.

Guest

Same here. 14 years without incident until PNC took over my original lender.

2 years later they had my house in foreclosure. I'm guessing the reason for the bullying in my case was because the property was almost paid off and they must need some positive equity assets to offset all the toxic ones they stuck themselves with.

Dirty, dirty pool these banks play.

PNC Mortgage is a HUGE FAIL

Updated by user Apr 17, 2012

Today I called PNC and when I asked them for the guidelines for a loan modification they said they cannot provide them. They only have \"rough\" guidelines.

The employees at PNC who review the applications decide and that is it! So basically it\'s whatever they FEEL like doing at that moment in time.

I hope they are feeling wonderful and can approve my application for a loan modification. I should send them a box of chocolates!

Original review Apr 03, 2012
We signed up for a loan modification and they came back to us and told us we don't make enough money to qualify. 1 person unemployed 1 person making a couple dollars over minimum wage. Really? Would not bother going throught the PAINFUL application process if I made enough money. Why please tell me why I would apply for a loan modification program if I was making sufficient money? To talk to someone who knows ANYTHING is impossible. PNC Mortgage needs to be more responsive to customers ACTUAL needs. Is anyone out there listening? Does anyone care? No? That's what I thought!

I have been trying to get a modification or any type of help from PNC for over a year, but they refuse to help me every time. They refuse to help me instantly.

On all the previous requests for help that I have made; they deny my modification, because I am not making enough money. They don’t take 30 days to consider my request; they make their decision the day after they receive my request. But, today, I received two letters both dated the same day. The one I happened to open first was to let me know that my request was denied due to investors not participating in loan modifications and the second letter I opened was the acknowledgement of receiving my request for help.

I have been working extra hour and taking extra responsibilities at work in order to increase my wages.

Because PNC’s excuse has always been that I don’t make enough money. Now PNC doesn’t have the wage excuse to deny my modification; so, they decide that the investor doesn’t do Modifications????

Lemyra

We have also applied for loan modification or any program we could "qualify" for. It always turned out we did not qualify for anything but the wonderous repayment plan which is a payment + half a payment and for people suffering from a financial crunch how is this really going to help the "now" situation.

Their Logic is beyond any I have ever experienced. Their customer service people need training in people skills, BEING HONEST, not giving their opinion, oh the list goes on. I am trying so hard to get out from under this company.

They are so hard to deal with. They just don't care.

Ann Bfl

I did not know this thanks for the info will use it when I talk to the Attorney General. I am tired of PNCr run around and just begun my fight

Hello,

We tried 2 times to get a loan modification from PNC mortgage and they denied us both times. The second time was due to our income also.

They did not seem to mind over lending on our house several years back when we refinanced. I have found out a few things and would like to make others aware. First of all in our case the mortgage is protected by mortgage insurance so PNC is getting their money anyway. But the sad thing is they actually come out ahead if they foreclose on us.

They get the guaranteed loan money from the insurance we pay for monthly and can buy the house when it is auctioned off at the court house and sell it.

So they are profiting greatly with foreclosure. We all need to be better educated on what can happen and get away from vultures like PNC and all the other banks that make more than a killing off the working class!!!!!!

Said they could help us during financial crisis

I contacted NPC to hopefully get help when we started experiencing financial issues. I filled out all the forms jumped all the hoops and the best they could do is put us on a "re-payment plan" which they said is the only plan we qualified for. This "plan" is a bunch of crud, on this plan our payments increased each month, by half of a payment. we were paying 1 pymt + 1/2 of a payment. I do not understand the logic. Their website offers different payment options, I am a firm believer they do not exist. They really do not care to help and their customer service people are very uninformed about policies plus each one gives you a different answer. Our account is always goofed up. Very hard to deal with this company

PNC BANK IS TRYING TO RIP ME OFF MY MONEY.

this whole issue started feb.17th. i never received itmes from a website. i called pnc bank, and they said no problem - they'd take care of it. they refunded me the money, and then they'd send me some papers to fill out so they could investigate to get their money back. april comes, and still no papers to sign. i called the bank about it. they'll send them. in the meantime - i wrote them a letter with all the information they needed to investigate so they can get their money back. may comes, and the affadavit is here. i sign them, with another letter explaining everything in full detail, with all the information they needed to know. to this day - they're sending me letters saying i owe them the money. they were suppose to give me the money back, and i was suppose to sign the affadavit. i did everything i was suppose to do. there's no way i'm paying for items i never received. i've been banking with this company for 12 years, and i never had a problem. i have this one issue - and this is how i'm treated. i'm not going to need a lawyer, or anything like that.m i just want people to know that pnc bank isn't trustworthy.

PNC bank in Martins Ferry, Ohio refused to return fees even though I made a cash deposit prior to charges. They changed the dates of the deposits and debits. They have continously not honored my cash deposits and because I had fees returned because of money they took from my account I am forced to let the account get closed. I lost my job and my husband has been cut back at work. There is no consideration just corrupt corporate rules. We had our car repossed and are on the *** of losing our home and they couldn't care less. Just another family that they ruined!

VERY VERY risky .. other than the fact you will be charged an arm a leg, if the cqeuhe 'bounces'** (and they will present it at least twice) you will get done for Bank Charges AND they are likley to pursue you in the County Courts for ALL their costs and when you can't pay the a3100's (or a31,000's) in legal costs it's Bailiff time (and you will be on your way to bankruptcy )Your a3100 'cash up front' might end up costing you everything ..

Have you tried to STOP SPENDING ?I guess you already tried to get your Bank to increase your Overdraft ?

.. Maybe now's the time to start thinking of an IVA (go see Citizens Advise) ?**If you are overdrawn, the Bank CAN bounce your cqeuhes if it feels like it ..

Guest

I have to agree. I am about to get a overdraft fee because I made a payment when their system said I had enough money in my account.

2 days later they "reversed" the deposit I made and now I'm overdrawn. The lady I talked to this morning didn't even know why it was reversed. I had made the deposit at an arm as they closed the inside portion of the only local branch. If they hit me with this fee, I am done with PNC.

I have also been hit with fees like the previous person.

I deposit before things go through and still get hit with fees. Crooks!

I can't wait to close my bank account tomorrow at PNC Bank. It is a racket against individuals trying to survive in these difficult times.

Single Moms, Students, Newly Divorced...DO NOT bank at this bank. They are not in anyway here to help you...just take your hard earned money in overdraft fees...They somehow have a way of putting them through... so the largest one goes through first and then causes you not to have one overdraft fee of $36.00, but two or three or more. The odds are so stacked against you at this bank...I have talked to so many people who have never had overdraft fees until they banked with PNC and didn\'t have any after they left.

I explained that the two checks would have cleared and the third would have cleared with the cash deposited...but they don\'t care because they made $108.00 off of another unsuspecting customer. Well, tomorrow...before I go open up an new account at U.S.

Bank. I will make sure that every Starbucks customer I know, knows my story about PNC Bank ~ and to get out while they still can.

Guest

I have paid my last overdraft fee at PNC Bank. It is a conspiracy...against hard working individuals who are constantly ripped off...by PNC's system that makes stealing not a crime, but a business.

Tried to establish excrow account and ruined our credit

On November 5, 2010 I wrote a check to our County Treasurer for our Real Estate taxes for the second half of the year payment. In April of 2011 we received a letter from PNC Mortgage to the effect that in January of 2011 they had received notice from the County that we were delinquent on our taxes and that PNC had paid them without our knowledge. We never received any thing from the County to this effect. I did in error not see that the check I had written in Nov had not cleared the bank. In May of 2011 this check I had written in November is cashed by County Treasurer's office. So now they have our payment that was missing up until this point and they also have a payment from PNC Mortgage. The County refunded the payment back to us and we in turn sent a check on May 31, 2011, to PNC Mortgage. This was to be a one time payment. Our Deed of Trust with National City Mortgage has a waiver that we signed stating that we would pay our own taxes. (Until our mortgage was sold to PNC Mortgage we had to problems relating to our mortgage.) PNC did not honor that and from then on tried to collect a mortgage payment including taxes. I made our mortgage payments in the amount of $650 each month. In August we received a form from PNC Mortgage that we signed and faxed back to them stating that they would terminate the escrow account. They did not honor that document. I was in contact with the Customer Service Department of PNC Mortgage, it seemed like continually, trying to put a stop to what I consider this harassment. I paid our taxes to the County in 2011 and April of 2012 and apparently PNC did as well. We were never notified by the County that they were receiving payments from both parties. PNC returned my house payments for OCT 2011, DEC 2011, JAN, FEB, MAR, APR and MAY 2012 in one letter and said they would only accept a cashier check including taxes. Then we received notice that our home is going on the auction block on Aug 31, 2012. On May 29, 2012 I called PNC and was told our loan would be reinstated and they would notify us of the amount we would owe. We received that letter today, June 4, and the amount they want is $10,884.93. I have sent that payment in. In the mean time we received a letter from PNC Customer Service dated May 24, 2012 that we had to contact their department to inquire about deleting our escrow account. The letter stated that the County had said our taxes were delinquent on Oct 21, 2010 for the second half. How can that be when the taxes are not due until Oct 30? They said once again they had paid those taxes on January 26, 2011, which we knew and thought had already been taken care of when we sent a check to PNC Mortgage in May of 2011 to cover that tax payment. I am beyond knowing where to turn and so this letter to you. I have emailed this to an attorney but have not heard back yet.

Welcome to my nightmare, too! They let our Homeowners insurance lapse for a YEAR and now our Escrow is in the negatives because they've paid for THREE separate insurance policies covering the 2011-**** fiscal year. Google "PNC Mortgage Nightmare" to read my blog (it'll be the first result) and see how this situation has gone from bad to horrible.

No human contact

I have been trying to talk to someone at PNC all morning. I have yet to talk to anyone. I've used the phone and went online only to be locked out. I still have a problem with my PMI and cannot reach anyone. I believe I am eligable to have the PMI canceled. The menu on the phone gives me no options for my problem. PNC has no contact method suitable to me. The web site is worthless to me. It won't let me into my account inspite of changing my user name and password. The phone system is worthless to me because I don't fit into any of the selections mentioned and there is no human options.

Branch in Library, PA

Has anyone noticed the horrible odor inside this branch on Rt88 Library, PA. I have concerns each time I enter on my health. The smell is similar to moth balls. I really feel bad for the employees there and hope they do not get any serious health problems. One teller said it maybe a cleaning agent that is used. I am seriously thinking of reporting this to a government health organization to mediate. Hopefully they will be able to find a solution. Good luck to all personnel and customers who can tolerate this condition which I am in disbelief that PNC Bank does not recognize.

PNC WORST BANK EVER

I'm so frustrated and annoyed that I don't even think I can write a full description of how awful they are. Run don't walk is a HUGE understatement. After already extending our closing by 10 days, we are supposed to be closing TODAY and still have no confirmation of our closing. First, we are very GOOD customers of PNC. We hold hundreds of thousands with them in checking and savings accounts which we now plan to move. We are well qualified buyers. We have plenty of savings, good credit, own another property, have a high income, and are VERY prompt with submitting documentation to them. Here are just a few of my problems with them: 1. NOBODY seems to work in their processing department. I have called over 50 times (I wish I was exagerating) and received a whopping TWO returned calls. 2. Their processors are always out of the office... especially at crunch time. 3. No one seems to be competent enough to handle/take care of what needs to be done in a timely manner. 4. They waited EIGHT days after receiving our 4506 to turn it in to their vendor to get our W2s and 1040s. This is almost 1/3 of our closing time (30 days). 5. Nobody keeps promises. I have asked everytime I spoke to the 'manager' that someone call me at close and open of business every day for three days leading up to closing. Hasn't happened. 6. They can't seem to keep straight which property we own and which we are purchasing and ask for different pieces of information that are conflicting (i.e. insurance for the owned proeprty when they mean the purchase property) 7. They cannot turn around information quickly-- i.e. getting the declaration page of our condo quickly. When I found out about this, I contacted the association and got this document in UNDER 15 minutes. This list is too long to go on an on. Bottom line is that this is an incompetent and unprofessional institution. Buying a home is stressful enough without the added stress of PNC handling the loan. Use Chase Bank instead.

Join a CREDIT UNION. They are a member organization designed to help its memebers, not a stockholder corporation that preys on consumers, they offer all the same services, from online banking to mortgages....

I agree completely. I am seventeen, living paycheck to paycheck, and they took out random fees which totaled $106.00.

I was so angry and they refuse to do anything about it. They also refuse to cash a check if you do not have that amount or more in your account at the time. That is the reason I NEED the check cashed- to get it in my account.

They need to work on customer service as well. I am tired of snotty PNC workers who don't give a *** about their customers.

Refinanced with PNC - Escrow account a mess

Updated by user Jun 17, 2015

ISSUE IS NOT RESOLVED!!!!

Original review Feb 24, 2012
Refinanced with PNC in Oct of 2010. My Escrow was current before and after the refinance.

Since, PNC keeps saying we have a deficit of $900 in our escrow. Have contacted them several times with no resolve. PNC blames it on the title company (National Link) for not paying property taxes after refinance. National City says yes they did.

I never even received signed copies of the refinance paperwork from PNC or National Link Title Co. Have went to the PNC branch where I refinanced, but am told they dont deal with mortgage loan issues and to call the 800 custormer service number. It has been a back and forth blame game for 10 months on the phone with no resolve. PNC customer service is by far the worst organization I have ever dealt with.

Unfriendly and unacceptable service.

They tell you they will get right back with you and all you get is a letter in the mail saying they are looking into it. TAKE YOUR BUSINESS ELSEWHERE....PERFERABLY A REAL BANKING INSTITUTION....I AM.

WOW DID PNC NATIONAL LINK EVER DO ME WRONG! I WAS IN A RENTAL PROPERTY FOR OVER 8 YEARS..WAS FORECLOSED ON BY PNC..SO I WENT AND GOT A LOAN APPROVAL TO BUY THE PROPERTY, AND THEY JERKED ME AROUND FOR3 MONTHS FROM SEPTEMBER TILL DECEMBER WITH 1 PROBLEM AFTER ANOTHER!

THEY REQUIRED ME TO PRESENT THEM 2 EARNEST CHECKS, AND FINALLY AFTER 3 MONTHS ON DEC 15TH THE TELL ME PROCEED, BE READY TO CLOSE ON JAN3RD ..MY LENDER SAYS NO WAY! NOT ENOUGH TIME..PNC NATIONAL LINK SAYS BE AT CLOSING OR ELSE DEAL IS OFF NO EXTENSION OF PURCHASE AGREEMENT..WHEN WE COULDNT MEET CLOSING DATE THE TELL US NO EXTENSION BECAUSE THE WONT DO AN FHA LOAN..AND ONLY WHAT TO USE THEIR OWN TITLE COMPANY PNC NATIONAL LINK! WAS ALSO TOLD MY ONLY OPTION WAS TO PAY CASH FOR PROPERTY OR BE EVICTED! SO I GET SOMEBODY TO PROVIDE CASH TO ME FOR THE PURCHASE OF PROPERT AND GUESS WHAT?

THEY THEN SAY NO! WERE EVICTING YOU..AND THEY HAVE KEPT MY EARNEST MONEY AND SAY THEY ARE NOT RETURNING IT! I HAVE RETAINED A LAWYER TO GET THAT MONEY RETURNED TO ME..pnc / pnc national link..bad for people bad for communities!

they forse close on a property..pay 15 k for a clear title at sheriffs sale..let it sit for 2 years EACH YEAR WRITING OFF FICTICIOUS 75 TO 100 K IN LOSSES! AND AFTER 2 YEARS THE HAVE NETTED 150 TO 200 K IN PROFIT FOR A HOUSE THE BARELY HAVE 30 K IN..THEN THEY WILL SELL IT FOR THE 30 K THEY ORIGINALLY PUT OUT!

FURTHER INVESTIGATION HAVE FOUND OUT THIS IS A COMMON PRACTICE!

PNC BANK IS NOT TO BE TRUSTED AND SHOULD BE PENALIZED FOR SUCH ACTIVITY

Guest

That's funny because PNC owns National Ljnk Title Company. They claim to the consumer that using this company for your title insurance is a good move for you.

Couldn't be further from the truth. All PNC is doing is lining their pockets while providing the consumer horrible service.

More consumers should be aware that choice of Title Company is theirs, NOT the banks. Much better off using a local, reputable Title Compsny than trusting an out of state bank owned title company who could care less about the consumer

Guest

Bought a foreclosure from PNC bank and they used National Link as a closing service. National Link misestimated our property taxes.

National Link said they called and confirmed but our local tax assessor says if they did they would have been given the correct amount. Now we owe $2000 in back taxex and penalites. I hate PNC bank and National LInk. Also this was not the first mistake National LInk did on our closing.

The other mistake cost us $500.

I have been going through the same thing now. All of these government programs out there for our assitance and PNC says they don't know what you're talking about when you ask them about it.

I've been trying to get help from them for 2 months now. IF I don't get it by August 16th, they're going to be buying my house because I'm done playing their little game.

PNC Mortgage is a joke they say they want to help but end the end they DO NOTHING!!!

I am facing foreclosure because of PNC Not granting me a foreance which I asked for in Aug 2011. They denied me for a loan modification because of low income, hence the request for

forebearance. Now I'm

behind in pmts due to their error.

I'm going down fighting.

Don't give up
